Real estate crowdlending is a collective financing model where several investors lend capital to a developer or property owner who builds, refurbishes or acquires a property. Unlike buying shares of a building, in crowdlending you lend money and receive a fixed interest rate over a defined term, usually between 6 and 36 months.

In Ecuador, where the economy has been dollarized since 2000, this model allows local investors and the diaspora to participate in real estate projects without the friction of purchasing an entire property. Who can invest with Transectym?
Individuals over 18 years old with a valid Ecuadorian ID card or passport, residents or non-residents, who complete the identity verification and source-of-funds process.
What is the minimum investment amount?
The minimum ticket is USD 100 per project, which allows you to build a diversified portfolio even with moderate budgets.
What happens if the developer does not pay?
We activate the mortgage guarantee or backing trust and execute the legal mechanisms set out in the loan agreement. The process takes place in Ecuadorian courts.
Is the interest received subject to tax?
Yes. The interest generated is subject to the rules of the Internal Revenue Service (SRI) of Ecuador. Transectym provides receipts for your annual income tax return.
Can I withdraw my capital before the term?
Crowdlending is a fixed-term investment. In selected projects we offer a secondary market to transfer your position to another verified investor, subject to availability.
